Financial Management

Goldfield Properties Limited have the majority of their client accounts with Barclays Bank plc, however, if prospective clients want to use another Bank or Building Society this can be easily accommodated.

We run a specialist property management software package to administer our clients accounts, which involve comprehensive systems for the collection of funds, the payment of expenses, and the auditing of those activities. On behalf of our clients we undertake the collection of ground rents, service charges, insurance, metered water and other charges. Payment is made by standing order or cheque.

Legal proceedings are undertaken against non-paying lessees only after negotiations and agreements have failed. We carefully balance and protect our clients’ position recognising that their income flow needs to be assured, whilst trying to be scrupulously fair to lessees. We do undertake Land Registry searches to enable us to contact anyone with a legal interest in the property, and as matter of courtesy we keep leaseholders fully advised of any action being taken. We also liaise directly with Mortgage Companies, including the repossession departments where appropriate. If all other avenues have failed, solicitors are instructed on behalf of the client and we supervise the legal proceedings to their conclusion.

Effective accounting, auditing and estimating are essential. The flow of funds through our client accounts is smooth and efficiently supervised with constant forward planning and day to day auditing. However all accounts are externally audited.

In all our accounting procedures we ensure our clients are kept fully informed about their financial affairs, whilst ensuring the total integrity and independence of each client’s financial arrangements.
